Mortgage Notes and Contract for Deeds

Mortgage Notes and Contract for Deeds expained:

Mortgage notes and contract for deeds are a legally binding document that offers a mortgage as proof of a debt and describes the terms under which the mortgage note is to be repaid. Most people do not know there are investors, both private and institutional, who will purchase mortgage notes and contract for deeds for an amount that is determined on the merits of each individual mortgage note or deed. Mortgage notes and contract for deeds come in a variety of forms and merits; they may have bad or good credit, short or long terms, etc. All of these variables plus many others like location and the condition of the home determine the worth of your cash flow note.

Selling your Mortgage note or contract for deed is easy when done through a professional:

  • First, call me to receive a free no-obligation assessment to determine if your mortgage note or trust deed is saleable and if this sale will meet your financial needs.  I will not hassle you or waste your time.  I simply will let you know if I can help you or not.

  • Second, I will take the gathered information on the mortgage note or contract for deed and introduce it to the investors that pay the highest prices for that particular cash flow note. I will then package your mortgage note or contract for deed to look professional and pleasing to the investor.  There is a right way and a wrong way to submit your note for bidding.

  • Third, I will gather 2-3 quotes for you to compare the prices and make a determination on whether or not this meets your criteria and financial goals. After all it's YOUR money and I work hard so you get more! I consitantly beat other brokers/investors on the pricing of many cash flows and I work hard to get your business.

  • Next, if we come to a mutually agreed upon price we can then go to closing. Closing consists of a due diligence period where the investor determines if the information received from us about the mortgage is the same as the factual accounts and that there are no liens against the property. During this phase we will gather documentation on your note and organize the paperwork. I will provide you with a form stating exactly what is needed to close. I will a assist you throughout the entire process to make it easy for you.  Dealing with a experienced broker is a high priority and makes a world of difference.

  • Finally, on the day of closing, your mortgage note or contract for deed will transfer to the investor through a Title Company and you will receive your much deserved money through a wire transfer or a bank check. Everything is done legitimately and safe. You receive a lump sum of cash and the investor receives the mortgage and deed.  I know the process may seem overwhelming, but I promise to make it a pleasant experience for you.  That's my job and I take it seriously!

Mortgage Note and Contract for Deed question and answers:

1. I have real estate notes but they are non-performing. Can I still sell this type of mortgage note or contract for deed?

  • 1.1. There are many investors that will buy non-performing and sub-performing mortgage notes and contracts for deeds, although the discounts are steeper than that of a payed current real estate note.  Their goal would be to come in and foreclose or work out a deal with the payer to make him current and continue on with the payments.  Many people decide to sell their non-performing or sub-performing notes simply because they are sick of the headaches involved in dealing with them.

2. Why should I use you as a broker and not go directly to the investor?

  • 2.1. This is a good question and the answer to this is that there are literally thousands of investors throughout the country. These investors all have different types of note profiles which they like to purchase. I know what these investors prefer and I know who pays the best prices. Because of my knowledge and relationship with the investors, I can get you a great price for your cash flow notes. This service will save you time and money! For example, there is an institutional investor right now that is beating everybody's prices by 5-10% and I know who it is and I have a working relationship with them. I don't mind if you go directly to an investor, I am not afraid of the competition.  I have great investors with great prices and I rarely get beat on a deal so why not give me a chance.  I think you will be pleasantly surprised and I would love the chance to earn your business.

3. Why do people sell Mortgage notes and contract for deeds?

  • 3.1. People will sell mortgage notes and contract for deeds for a variety of reasons. Here are some of them in no particular order. To get money for college, new cars, divorce, or to pay down existing debt like credit cards or their home mortgage. Some do not want the hassle of dealing with the monthly headaches of collection, etc. Others may have found a better investment.
