I am always looking for additional principal investors (end buyers) with whom I can build relationships. I am not looking for co-brokers but true end buyers. I do my best to submit to you a complete package that includes all the information you will need to make an offer on the note. If I can research the information, it will be provided to you.

Foreclosure investors
 
I have been getting non-performing foreclosure notes from banks. If you would be interested in bidding on these notes and continuing the foreclosure process, if your bid is accepted, than contact me. Buying a note in foreclosure can bring great returns if you do your due diligence right.

If you sell off your non-performing mortgage notes before you foreclose on them and would like to deal with a broker that is professional and will get you some great prices, I can help. I do not post anything on the internet and I only deal with select prescreened investors. All my investors sign Non-circumvent Non-disclosure letters with me prior to receiving lists of your notes so to protect your privacy. Posting notes on the internet floods the market and actually brings the value of your notes down; this is a sad but often overlooked truth. I can sell 1st and 2nd position, individual notes and portfolios up to 50 million. My buyers pay some of the best prices in the country if the market is not flooded. I am looking for banks of all sizes including: institutional banks and smaller regional banks throughout the country in which to build relationships with. I understand you need all the facts to make an offer that will stand thru the due diligence in the purchasing of the note. The size of the note does not matter. You may be a small investor looking for small "personalized" notes or a large firm buying many types and sizes of cash flows. Circumstances arise in the due diligence process that require having to change your price, however, I ask that you do your best to quote the price as accurately as possible. Changing my quoted price to the note holder makes me look unprofessional and unorganized. This is why I try to provide you with all the information you will need to make an accurate quote that you can stand by. If you prove to be a reliable investor, I will give you first consideration on the paper in which you like to invest. Also, I ask that if your quote is based on an assumption of a particular item, (ex. on a credit rating) that you would state this in your quote sheet so I can pass this information on to the note holder.Again, if you would be interested in receiving notes from me, send me an email to vsellers@realcash4notes.com and include what types of notes or cash flows you would like to see.
